The facts you should know before selling your home


When it comes to selling your home, there are a number of ways to make your home more attractive which means your home is able to command a higher selling price. Here are some tips you can used to improve your home.

To begin with, the most important point to note is the buyer first impression of your home. Since the exterior of your home greets your potential buyer, you got to get your exterior right from the start. In addition, your home needs to have the right atmosphere to make the buyer feel comfortable. A potential buyer would be turn off if there are cracks on the driveway, paints peeling from the wall, over grown shrubs and tree branches.

Exterior of your home

It is good to view your home from different location or perspective. View it as you drive towards your home, from the streets, sidewalk and the driveway. Look at your landscaping. This will give you some indication if your:-

  • walls needs re-painting

  • shrubs needs trimming

  • tree branches needs pruning

  • lawn or yard needs mowing

  • front door need new coat of paint

  • drains need to be clear of leaves or any clutter

  • driveway needs patching or resurfacing

If you have been staying at your current home for a long time, it will be a good decision to give your front door a new coat or paint.

This will give a good impression to your potential buyer that your home is a well maintained and in turn set the right mood for the buyer. Home buyers would want to spend less on their new home and therefore, a well kept and good condition home would be an advantage.

Interior of your home

When comes to the interior of your home, the first task you need to do is to remove any odor that will likely turn any buyer off. You need to frequently air your home to get rid off it. And if that does not help, you can use some scented essential oil or candles to mask the odor. However, it is not advisable to use it when the potential buyers are around as this would give them the impression that you are hiding something. Check if your walls and ceiling needs a fresh coat of paint (off-white, beige or ivory color) or wallpaper to hide any cracks or imperfection.

Next, if your rooms are fill with furniture or other item, it is advisable to remove any unnecessary furniture. This is to remove any clutter and also to create a spacious look effect on the rooms. The buyer will have an impression that the rooms are large and additional furniture can be added.

Two rooms that you need to give special attention are the kitchen and bathroom. These two rooms need to be properly clean and to be in good condition. The pipes and faucets are checked for leaks. Many buyers will examine them carefully. Visually inspect the socket outlets and lighting fixtures. If the sockets and fixtures have been there for ages, do consider to replace them with new ones.

Some other check can be done such as:-

  • tightening of loose items such as door knobs, fixtures, railing etc

  • cleaning of windows

  • replace existing bulbs such as using brighter ones

If you have a garage, do not forget to clean it up, re-arranging your tools or equipment. Use a proper storage to keep your garage tidy.

These are not only the things you can do. But they will increase the chance of your home being sold. What is important is the buyer first impression of the home.
